Dear Reader, you must be thinking by now.....

Will my favorite author even return to his old self?

He used to be here all the time, like a clock, typing his life away, and now....

Now it´s more guerrilla tactics, showing up unexpectedly and straight back into hiding.

I guess if you are taking big steps, it causes big changes inside and out, and that can mess up a previous structure, but often that is a good thing. Let´s see.

If you don´t know where you are going, where do you start?
I guess the answer nowadays is Chat, and Chat told me that Sierra de Irta and the village of Alcossebre.

As I am still new to the game, I just did some further investigation from my ergonomic chair, but after a morning of searching, I was a little wiser, but did not move a meter.

What I need is urbanizable land, but all plots that are stated to be urbanizable allow only 200-400 square meters of actual buildings.

A standard tiny house would be about 20–30 m² ,and can include a separate sleeping loft or small bedroom.

A slightly more spacious tiny house 30–40 m² might feel closer to a small apartment, and could allow a couple or small family to live more comfortably.

In general, in Spain, anything under 40–50 m² is typically still treated as a “diminutive house,” but it counts as built surface (superficie edificable) if it’s fixed.

If the house is fixed, anchored to the ground (concrete base, utility hookups, etc.), the town hall treats it as a regular dwelling. It will need a building permit (licencia de obra) and will use part of my allowed superficie edificable.

If it’s a mobile structure (on wheels, technically removable), it may sometimes be classified as a “caravan” or “mobile home”. In that case, it usually falls under camping or temporary use rules, but a bit more digging told me that you cannot just park it on rural land and live in it legally.

I either need land specifically zoned for camping or a municipality that tolerates “temporary” eco-tourism projects.

So even when I buy 6000m² for less than 300K, I only have 400m², meaning less than 10 tiny houses.

Back to square one, let's look again at campings for sale.

Those provide at least the certainty that you do not have to deal with Townhalls, or at least a lot less. And there they were, Malaga, Cordoba, Valencia, or at least all in the region of those cities, and looking wonderfully well. Even the prices looked good if you consider taking over an existing source of income....

There was just this little problem. In my calculations, I planned to start from scratch, invest time, and by doing so, reduce the amount that has to be invested. These places require a direct payment of about 30%, which in the best cases is 200.000 euros.

  • PrĂ©stamo Hipotecario Comercial (Commercial Mortgage Loan)

If the camping is already registered as a business with licenses, this is the most common.

The property itself is the collateral.

Interest rates are usually higher than residential mortgages (currently ~3–6% fixed, depending on bank and profile).

Terms: often up to 15–20 years (shorter than residential).

  • PrĂ©stamo Empresarial (Business Loan)

If you plan to exploit or expand the camping (add infrastructure, facilities, tiny homes, eco-tourism features), a business loan complements the property mortgage.

Banks look at your business plan, projected revenue, and experience.

Terms: shorter (5–10 years), higher interest than a mortgage.

  • Leasing Inmobiliario (Real Estate Leasing for Business Use)
    The bank technically owns the property, and you pay monthly installments with an option to buy at the end.

Sometimes easier to secure than a pure commercial mortgage, especially if you don’t have full upfront equity.

  • ICO Loans (Instituto de CrĂ©dito Oficial)

Government-backed loans for entrepreneurs, eco-tourism, or rural business projects.

Lower interest rates and more favorable conditions than commercial bank loans.

Available through most Spanish banks but guaranteed by the ICO.

  • Combination Structure

Many camping acquisitions are financed with a commercial mortgage (for the land and facilities) + a business loan or ICO credit (for improvements and startup costs).

What Spanish Banks Will Ask For
  • Spanish residency & NIE/NIF (you already have).

  • Demonstration of equity: normally 20–30% of the property price upfront.

  • Business plan with projections of occupancy, revenue, and operating costs.

  • Licenses: proof that the land is zoned for camping/tourism (crucial in Spain).

  • Past financials if the camping is already operational.

I just hit my fist 100K, and they want 200K, nice, not. Then again, they say the first 100K is the hardest step on your way to a million.

And with Bella as my partner in crime, we might already get close to that number, but as always....getting the number only means you can purchase.

The ICO might allow room for some fixes, but it would still be cutting it so close, where I would like to have the sense of abundance. Not just because I own the place, but also feeling comfortable maintaining it. Operating costs are so often overlooked, as they are the last thing to worry about. The thing is, they are the last thing, the thing that pops up when the budget is drained.

Looking at all the data I gathered on the screen in front of me, I felt a little helpless. I spent hours, and I was no closer to discovering Avalon.
I only saw more issues to solve before I could walk through the mists and enter mystical Avalon.

On top of that, I had that frozen song in my head again....but a dubstep version. Let it GOOOO, Go, Go, Go.

Really? Is that how we are communicating now?

After not coming to visit by snatching bodies for ten years, then sending me messages that sound like me talking to myself, we have reached a new low.
