I'm glad you have something temporary to use in the meantime until you can find a permanent location. I've run into that same situation before when looking to rent commercial property, the property has many issues needing to be repaired and they still want a fortune for it. Just keep looking and hopefully you'll find that "diamond" in the rough that is perfect for your business. Since you can't build shade on the roadside maybe your wife can use a big umbrella for shade? Keep your chin up and keep looking, something will appear that will work for you!
