Once bitten twice shy!!
There is no denying facts that money plays a crucial part in everyone life. The situation is such that nobody trust each other, also wherever money involves the matter quickly escalates to a non negotiable situation. When it comes to money matters, people always tends to feel insecure. Especially to Indians, where they alwsys give a second thought either before spending it or while receiving them. The doubts the insecurity is alwsys there.

An experince to narrate.
Not too long ago, I was in a situation, where I have to deal with a person who is very insecure about money. Infact he is my new house owners whom money seems to be everything. After negotiating with my renting, he agreed with all the repairs and maintenance of my new accommodation. He even agreed to rent out the property to me. I even give some advance amount to get into the deal. However, just before the day of shifting, he called me and started asking for full amount payment. He was too rigid and asking me to transfer rest of the amount as soon as possible, else he will hand over the property to others. I asked him for the agreement papers, but he was insisting on the money part first. Although he is well employed and good source of income, still he is not ready to compromise for the rent part. He was kind of pressurizing me to make full payment, before handling the key. For once I find myself in an awkward situation finding my owners to be so plant and rude.
Looking at the crucial juncture, I was in, I have to pay full amount to him. I was quite off at the rude strange behaviour. Later, after shifting, I learned that there was reason for his strange behaviours. He was victim of fraud. Someone stole his money, on the pretext of renting his property once. He was a victim of broken trust, and that made him bit rude when it comes to money, especially, when it comes to renting his property. This is what made him to so money minded when it comes to renting out the property.
A person who once is victim of any fraud always tend to ensure more safety. Be it on any course of life. Like my owners, there were many other instances where a fraud or broken promise always made person bit rigid, rude and changed mindset. As said "once bitten is twice shy". And this get veey common among all the victims who suffered at the hand of others.

How right you are, I suffered the fraud a few months ago and I did suffer it, now I am much more cautious than before!
Better to be safe than allowing other to make use of our innocence...

Now we understand this proverb better. It makes a lot of sense. Fraud brings a lot of distrust. Still, rude behavior deserves a separate chapter. Some people choose instead to be honest and tell new tenants about their previous bad experiences. They would rather rely on the new tenant's empathy and understanding than on their fear or intimidation. Of course, these are lessons we are learning and we try to do the best we can.💎

That was strange that he agreed to rent the property to you for a price, but then demanded full payment!
