When my mother passed away, she owned a little over an acre of land in northern Alabama. By Alabama law, when someone passes without a will, their property goes to their heirs, and if the heirs are going to sell the property, they do not need to go through probate.
I hired a realtor and told her we sisters talked it over and wanted 40k for the land. She told me, which I already knew, that the price was too high. She told me that if we listed too high, no one would look at it, so we decided on 25.
The realtor called me and said we had an offer for 20k. She said she had not put the signs out yet. I asked how someone found out about it, and she told me that when she does something, it goes out on sites like Zillow, and she named some others, so that is how we think the person saw it.
I did not discuss it with my sisters if they wanted to accept the offer, I just turned it down. The realtor told me it was a cash offer, and we would save a little money that way. I beg to differ we would not save 5k or more, and I told her it has only been on the market for one day and I feel we will get the full asking price.
Last night she called me and said she received an offer for the full asking price, and it should close by the end of May. After everything is "said and done," each of us sisters will get 7k.
I was hoping to get enough to hire a lawyer to fight with my evil neighbor over her putting a gate on our easement and I wanted to widen our driveway. Next I wanted to remove 6 pine trees that are close to our trailer. I guess they will need to wait until we can sell Mom's house. My sisters want to live in it for 2 more years.

Sounds like you held out for a good reason! Well done. Can you use small claims court for the problem with your neighbor?
If I have to go that route I will. The last time we sent a letter from an attorney, they did what it said, so maybe they will comply this time, too.
It's good that you stood firm at your offer. Do you regret that if you would set the offer a bit higher like 30k or 35k??
Anyway, I hope that the issue with your neighbors also get fixed soon!

I tried to say 40, and she said it was too high, she thought 25 was the highest we would get, so that is why I settled for it. She said if we listed it too high, people would not look at it. Anyway, what's done is done. We are happy to have it sold.
