This week my son and I went to look at an old flat. We are now looking at flats in need of renovation, because with a bit of work, you have a bigger margin. There are people who think that the profit is only in buying or only in selling, but I see it in the process. I look at a lot of flats, a lot of them, and I make an offer on most of them. Where I'm interested, it can cost a bit more, for the others most offers are very low, outrageously low, to make it worthwhile if it's accepted. We then renovate the flats thoroughly, trying to retain as much of the style as possible, but not compromising on quality. My favourite thing to do is to save old parquet floors. It's so much more valuable when it looks like new. In the past I would have gone for the cheaper option like vinyl, but over the years you gain experience. I wouldn't use vinyl now because it's plastic and you have to dispose of it afterwards. It doesn't make the flat any nicer either.
This year, I started to take our son with me. I also want him to learn and give his opinion. He asked me if people had lived in the flat in the picture because it was very dirty. And yes, not so long ago there was a family with children in there. You don't want to see the bathroom. Although he is only 6 years old, he should also learn something else and make up his own mind and share it. With this flat he has said there is a lot to do, the garden is littered and he has said there is no parking. I'm happy when he sees things. We never talked about the car parking spaces, but he realised we walked a lot.
In March, we are together on a building site where we are completely renovating a small flat with a partner. The house, which is still under construction, is already too far away, so I'm going there alone.
He asked me why we were doing this, then I asked him what he liked and he showed me a sports car on the street. If there had been a nice bike, an ice cream parlour or a toy shop nearby, he would have had a different inspiration. But I told him that if we made a nice house like this again, where people could live, then we could use the profit to buy a sports car. That was something exciting for him again and at the end of the day he said that he would like to spend more days like that with me.

Diese Woche war mein Sohn und ich eine alte Wohnung anzusehen. Wir schauen jetzt sanierungsbedürftige Wohnungen, den da, mit etwas Arbeit, hat man der größeren Marge. Es gibt Leute, die meinen, der Gewinn liegt nur im Kauf oder nur im Verkauf, aber ich sehe ihn im Prozess. Ich schaue mir viele Wohnungen an, sehr viele, und für die meisten gebe ich ein Angebot ab. Wo ich Interesse habe, kann es auch etwas mehr kosten, bei den anderen sind die meisten Angebote sehr niedrig, unverschämt niedrig, damit es sich lohnt, wenn es angenommen wird. Wir renovieren die Wohnungen dann gründlich, versuchen so viel wie möglich vom Stil zu erhalten, aber machen keine Abstriche bei der Qualität. Am liebsten rette ich alte Parkettböden. Das ist so viel wertvoller, wenn es wie neu aussieht. Früher hätte ich mich für die billigere Variante wie Vinyl entschieden, aber mit den Jahren sammelt man Erfahrung. Ich würde jetzt kein Vinyl mehr verwenden, weil es Plastik ist und man es nachher speziell entsorgen muss. Es macht die Wohnung auch nicht schöner.

Bei der Wohnung auf dem Bild hat er mich gefragt, ob da Leute gewohnt haben, denn es war sehr dreckig. Und ja, vor nicht allzu langer Zeit war da eine Familie mit Kindern drin. Das Bad will man nicht sehen. Obwohl er erst 6 Jahre alt ist, sollte er auch etwas anderes lernen und sich seine eigenen Gedanken machen und diese auch teilen. Bei dieser Wohnung hat er gesagt, es ist viel zu tun, der Garten ist vermüllt und er hat gesagt, es gibt keine Parkplätze. Ich bin froh, wenn er Dinge sieht. Wir haben nie über die Parkplätze gesprochen, aber er hat gemerkt, dass wir viel gelaufen sind.

Er fragte mich, warum wir das machen, dann fragte ich ihn, was er mag, und er zeigte mir einen Sportwagen auf der Straße. Wäre ein schönes Fahrrad, eine Eisdiele oder ein Spielzeugladen in der Nähe gewesen, hätte er eine andere Inspiration gehabt. Aber ich habe ihm gesagt, wenn wir so ein Haus wieder schön machen, wo Leute wohnen können, dann können wir von dem Gewinn auch einen Sportwagen kaufen. Das war für ihn wieder etwas Spannendes und er hat am Ende des Tages gesagt, dass er gerne mehr solche Tage mit mir verbringen würde.

Good one on bringing the little man to see what is going on with all of these appartments. Tough business though finding the right one and making the right prediction on how much work is in there. Not easy!
